Sales & Purchase
We act in private property and HDB sale or purchase transactions; be it residential, commercial or industrial; completed properties or properties under construction.
For purchase matters, on top of our investigations on the property, we will guide you on the financial arrangement with the Banks and/or CPF Board and the security documents required.
In a sale, we will attend to the redemption of the bank’s mortgage; repayment to the bank and refund of your CPF savings.

Decoupling
We advise on the different methods of ‘removing one party’s name’ from a property, and the implications for one’s stamp duty obligations and financing arrangements.
Depending on your case, we can act for either the outgoing party, the retaining party or both

Transfer of Property ownership pursuant to Court Order
Depending on your court order, we can act for either the outgoing or the retaining party and will ensure that the transfer of the property (private or HDB) is carried out according to the court order.
Oftentimes, there may be an existing mortgage of the property, and the party retaining the property may choose to refinance the loan with the same bank or a different bank. We will also act in these related transactions.

Part share sale & purchase pursuant to Court Order
See our comments under Transfers of property ownership pursuant to Court Order above, but possibly with another sale & purchase agreement to be drafted between parties.
Transferring property ownership upon death
We file the Notice of Death in situations where the deceased left behind a surviving owner under a joint tenancy arrangement.
In other instances, we attend to the transfer of the deceased’s property to his/her’s beneficiaries, or register the property in the name of the executor/administrator as a prelude to a future sale.
In some instances, the deceased’s property is mortgaged to a bank. We will liaise with the bank concerned or attend to the redemption of the loan concurrently if instructed to do so.

Property Trusts
You may wish to purchase property on trust for a loved one, especially an underage beneficiary. We prepare the Trust document, act in the purchase, and advise on the stamp duty and succession planning implications.
Power of Attorney relating to property
This service is often requested if you, a family member or a friend will be overseas and consequently unavailable to sign various important documents in the course of a transaction. Such documents include the option to purchase, the transfer, the loan acceptance and other security documents, and the tenancy agreement.
We assist in preparing powers of attorney to allow a designated person (called an Attorney) to act for a Principal in a sale, purchase or subletting / general management of an existing property (private or HDB).
We can also draft powers of attorney where the propert(ies) concerned are yet to be selected (typically when the Principal has not identified the exact property to be purchased).
Landlord & Tenant matters
We assist in drafting or reviewing tenancy agreements on behalf of the Landlord or Tenant.
PROPERTY RELATED FINANCING
Mortgages & fresh loans
We assist clients who have obtained further term/equity loans and attend to the mortgage and other security documents that may be required by the bank.
Redemption of Mortgages and retrieving title deeds from banks
We prepare the discharge documents for execution by the bank and follow up with registration at the Singapore Land Authority. We also advise on the payment methods vis a vis the bank.
Refinancing of loans
We prepare the mortgage and security documents and liaise with your new bank for disbursement of the loan to repay your existing loan.
Concurrently, we will prepare the discharge document for execution by the outgoing bank.

Application for first time CPF usage
We can advise you how to proceed with a new CPF application and creation of CPF Charge if you did not use CPF at all at the time of the purchase of your private residential property or HDB flat and now wish to withdraw CPF monies to service your monthly instalments or to make full repayment of your existing loan.

Strata Subdivision
We have completed several strata subdivision transactions. This service is required by those who wish to divide their main title into a few separate titles eg reconstruction of a single bungalow (comprised in one title deed) into 4 terrace units (with 4 separate title deeds) to facilitate a sale of each unit.
